CONTEXT

The proposal to transform Palma’s waterfront is driven by the objective of reconnecting the city with the sea. Taking inspiration from the footprint of the historic city walls, the project involves creating a new public platform that can accommodate existing changes in elevation, while also organising and linking the various areas within the site. Within this framework, the GESA building reclaims its status as the central landmark of the coastline. It is surrounded by new public spaces, green areas and pedestrian routes that strengthen the urban connection between neighbouring districts, the waterfront promenade and the Mediterranean Sea.

ORGANISATION

The project focuses on the rehabilitation of the GESA building and the development of a new Cultural and Innovation Hub. This complex will bring together cultural facilities, workspaces, exhibition areas, an auditorium, a library, artistic production workshops and artist residences, fostering a diverse and vibrant programme active throughout the day. The site is organised across two interconnected levels, which are linked by stairways, elevators and public gathering spaces. The upper level serves as a spacious urban belvedere with sea views, while the lower level is designed as a metropolitan park connected to the waterfront promenade. Infrastructure and parking facilities are consolidated beneath these public spaces, freeing up the surface area for civic use and ensuring a seamless pedestrian experience.

MATERIALITY

The project combines the rehabilitation of existing heritage buildings with new contemporary architecture. The GESA building intervention focuses on preserving its original features by conserving its structure and façade while incorporating energy-efficient upgrades to enhance performance and extend the building’s lifespan. The rooftop has been transformed into a new public space offering panoramic views of the city and Palma Bay.
